It’s important to make sure you are working with a legal and reputable company. South Carolina requires any company performing Property Management for the public to be licensed. Make sure the firm you choose is licensed, under a broker in charge or property manager in charge, and make sure the employees who handle your property are licensed rise estate agents or licensed property managers.
TECHNOLOGY (EASE OF ACCESS)
Will the firm provide you 24/7/365 online access to your account? Can you receive your owner disbursements via Direct Deposit? Do you have monthly and annual statements for your records and tax purposes? Can your tenants pay online, report maintenance online, or initiate conversations with the property managers online?
TENANT SCREENING AND QUALIFICATION
Does the company have a policy for qualifying tenants based on state permitted credit and criminal background checks, and are the complained with Fair Housing, HUD, and other regulatory agencies?
PROPERTY REVIEWS
Does the company review your property (not just “random drive-bys”)? Is the home being looked after inside and out to ensure there are no unreported maintenance issues, the lease is being adhered to, etc?

You need a property manager that knows the area, has the resources to fill vacancies, and the technology for the most up to date comps.
